Board Meeting Minutes January 18, 2025
President Lynaire Clipper called the meeting to order at 12:30 pm. Present: Lynaire
Clipper, Rodney Fry (Vice President), Violet Elder (Treasurer), Jay Jamrozy (Secretary)
Not present: Lydia Borck (Webmaster and Member-at-large)
CURRENT BUSINESS
1. The new Lush Lawn contract has been paid for calendar year 2025. This contract is for Rosewind 3 only. Total cost for this year is $2,804.50, representing a savings of $87.50 over last year.
2. The letters for 2025 Rosewind 3 HOA dues were sent out to all the homeowners the first week of January. All payments are due by March 31, 2025. Any payments received or post marked after March 31, 2025 will be assessed a late fee for each month until received.
3. The HOA placed a lien on the house at 7189 Maplelawn, which was scheduled to be sold as a foreclosure. The date of the lien was dated12-12-24 for the amount of $900. This covers late dues and late fees in arrears as of December 31, 2024.
4. Rosewind 1 is reimbursing Rosewind 3 for the current pond contract, which expires 4-30-25. Phase 1 is paid through January 2025.
5. We have replaced our Nationwide insurance policy with a new policy from Frankenmuth Insurance. The new policy cost us $1,519/yr, a large savings from the $3,018 quoted by Nationwide for 2025.
GOALS for 2025
1. We will fund only the pond aerators for 2025. While the fountain looks nice, we learned that it provides no real advantage in maintaining the cleanliness of the pond.
2. We will investigate getting speed limit signs for Phase 3, especially on Maplelawn Drive, where traffic has increased due to the completion of the houses in Mystic Lakes. We will request a traffic survey in the spring.
3. We will purchase replacements for soccer nets and install them in the spring.
4. Lynaire is investigating bids for asphalt repair in Aspen Park, to be done this summer.
5. We are obtaining bids to repair some of the sidewalks that do not have township drains in them. The Drain Commission is in charge of repairing/replacing the sidewalks with storm drains in them. The dropped curbs at the ends of walks will be replaced by Washtenaw County Road Commission whenever they repair our roads. Fry and Jamrozy will work together on this issue.
6. Contact the Washtenaw County Road Commission at 734-327-6688 to express interest in having our roads repaired.
7. At the end of 2024, Rosewind 3 still has two houses with unpaid association dues, with one of those residents in bankruptcy. We have moved the other into collections and await a final determination on the bankruptcy to collect these balances.
