Association Dues
Dear Rosewind 3 Homeowners,
The annual assessment for 2025 is $300.00, due by March 1, 2025. Late fees will be assessed if your payment is received postmarked later than March 31, 2025.
Ways to pay:
Check or money order, mailed to PO Box 972405, Ypsilanti, MI 48197. Checks returned due to insufficient funds result in additional fees being assessed to your account.
Online payment through your bank’s Zelle application. Please direct payment to “Greenfields No. 3 HOA” and reference the HOA email address: rosewindhoa@gmail.com. Be sure to list the homeowner’s last name and street address in the memo box; this allows us to track the payment to your account. There are no service charges to the Association for this payment method.
Online payment through PayPal to “Greenfields 3 Homeowners Association.” Please note that the association is charged 2.7% on the transaction, which comes out of the association’s annual budget.
If you are unable to pay your assessment in its entirety, contact us to set up a payment plan no later than March 1, 2025. Failure to pay the full amount due by March 31, 2025, or the period agreed upon if approved for a payment plan, will result in late fees of $25 per month until the amount is paid in full. After three months of nonpayment, your account will be referred to an agency for collection.

What are they used for?
The HOA dues are collected annually, which provides for the maintenance of the common areas in the neighborhood. This includes maintaining the grounds by mowing grass, applying fertilizer and weed control, as well as planting trees, flowers and shrubs to improve the overall appearance of the landscape. It also purchases and maintains equipment, such as play structures and benches, for the use of the residents. The HOA also sponsors events such as the Summer Block party and Movie Night, to encourage interaction among the residents of our community.
As a non-profit organization, it also has to maintain financial records, file taxes, carry insurance, and submit information to various state and federal agencies.
