Minutes of the Annual Meeting of Nov. 21, 2024
The meeting was called to order at 6:30 pm by the president, Lynaire Clipper.
Completed business:
Fixed a swing on the playground.
Fixed the vandalism of the missing board on the playset.
Put in a new fountain including new electrical around the front pond.
Also redid all of the mulch.
Trees in the front and around the playground were pruned due to rid the trees of dead branches and prolong the life of trees.
Future business:
Fixing sidewalks and drains. (Waiting on the township for more information).
Fixing the entranceway signs off of Martz. (a project for the future). Will involve all three phases when the time comes.
The board spoke about planning community events in the summer/fall of next year.
Ordering a trash pickup service for the trash bin in the playground.
Noteworthy Remarks:
Phase 1 consists of 1 board member and is struggling to operate at the moment.
There are two homes in Phase 3 filing for bankruptcy.
There is one house moving into foreclosure in Jan. 2025.
Budgeting information:
Landscape and grounds cost more this past year due to needing the service more. Rain and weather led to more mows.
PayPal charges a fee for its use. If possible, please consider using Zelle or a check instead, as these options are preferred. However, if PayPal is more convenient, it's still perfectly fine to use. Paypal charges for 2024 came to $718.24. The Board expects charges to increase in 2025.
For the upcoming year there is not much of a difference in the budget plan. ( If you are more curious on how dues are allocated, it is under the tab Association Dues).
Suggestions from residents:
Request services for trash pickup at the playground. Lynaire will pursue arranging this.
Upgrade/update the website. Suggestions are welcomed, as well as, people who are familiar with assisting Lydia. The Board prefers not to hire professional services in this area to keep costs down.
We will investigate if a vote is necessary from homeowners prior to increases in the annual dues.
Residents felt that the money set aside for community events should be allocated toward other areas that need updating/fixing.
The meeting adjourned at 7:43 p.m.
